What began as 43 acres of leased farmland became a 236-home neighborhood, and a generational win for the seller. We paid the landowner $13,633,650, roughly 8× the property’s as-is value (estimated at $40K/acre), a result of unlocking the site’s true, entitled potential.
The critical hurdle we had to navigate was an access road controlled by an adjacent developer on a conflicting schedule, which threatened approvals, so we partnered with the City to secure a conditional land-use approval that required the neighboring project to deliver the road on our timeline.
The outcome was a high-value exit for the landowner and 236 new homes in a supply-constrained Portland-area market—exactly the kind of community impact Cody’s LDP approach is built to create.


Stella Hills began as an 85-acre cattle farm in Denton, Texas. The owner was willing to sell only if we moved the herd, so our team located suitable pasture with water and feed, structured a lease, hired a professional cattle mover, and spent several months relocating the cattle with care.
We then advanced a plan for approximately 309 homes to meet local growth. The City required a sewer upgrade and a new regional lift station for approval. We negotiated a multi-million-dollar reimbursement to deliver that infrastructure, a structure the City had not offered before.
We also carved out the seller’s original homesite so he could remain on his family homestead. To honor the land’s true, entitled potential, we paid $5,200,000, roughly 6.5× the estimated as-is value of $9,400 per acre.
Addison Hills started as 69 acres of vacant land in Cedar Hill, Texas. Our plan brought the site to life with 246 future homes, and we paid the landowner $2,040,000 to honor the property’s true, entitled potential.
A thorny title issue stood in the way. The public right-of-way serving the project had an unknown owner, and the City would not accept our dedication until that mystery was solved. We traced the ownership, secured the necessary affidavits, and the City ultimately accepted the dedication, clearing the path to approvals.
The deal also created a meaningful win for the next generation of practitioners, as VestRight student Eric G. earned a six-figure payout on his first LDP project.
